Buying a home is exciting—but figuring out what you actually want in a home? That part can feel a little overwhelming.

There’s a lot to think about, especially if you’re buying for the first time. You might be dreaming about open-concept kitchens, walk-in closets, or big backyard barbecues—but how do you figure out what’s essential versus what’s just nice to have?

Here’s how to narrow it down so your home search is focused, intentional, and (dare I say?) even a little fun.


Start With Your Lifestyle

Your home should support the way you live. Ask yourself:

  • Do you work from home and need an office?

  • Are you a homebody or someone who loves entertaining?

  • Do you need space for pets, kids, hobbies, or overnight guests?

Thinking about your daily routines and future plans will help you decide things like layout, size, and even the vibe of the neighborhood.


Make a “Must-Have” vs. “Nice-to-Have” List

Yes, I know everyone says this—but it really works.

Must-Haves are deal breakers. These could be things like:

  • A minimum number of bedrooms

  • A yard for your dog

  • A one-story home for mobility reasons

Nice-to-Haves are your wishlist items. Think:

  • Quartz countertops

  • A soaking tub

  • A view

This helps keep your priorities in check, especially when you’re comparing homes or facing decisions under pressure.

Perfect doesn’t always exist—especially within budget. If a home checks your biggest boxes but is missing something minor, don’t write it off too quickly. You can always update a kitchen later, but you can’t move a house out of a location you don’t love.
